To understand how to add Spec line items to the project in the Pre-Con Stage
Step 1 - Begin Creating the Pre-Con Agreement
You can begin building the Pre-Con Agreement from the Pre-Con Services Tab.
Note: Other tabs such as H/O Contracts will also prompt you to create scope for the Pre-Con stage
Step 2 - Add the items included in the Pre-Construction Agreement
To add line items to pre-con services, navigate to the blue add items button to add an individual line item or navigate to the add items button at the top right and select from the dropdown options:
- "New": Allows you to add any individual line item to pre-con services
- "From Import": Allows you to add items to pre-con services from a .csv file
- "From Template": Allows you to add line items in bulk from templates created in Blueprint (Shown in image below)
✎ Note: Only 3 digit cost codes should be used for Pre-Con Services
Step 3- Create Estimate
Once you have finished adding line items and their costs to the pre-con services screen, toggle to the top right and press "Create Estimate." A pop-up will appear asking you to select the type of estimate and name it.
Note: Only final estimates can result in a pre-construction contract. Preliminary estimates are only for review.
Step 4- Accept Final Estimate
Once the estimate is reviewed, click "Edit." This will allow you to change the status of your estimate from draft to accepted or rejected. The estimate must be accepted to populate the "Create Contract" button. After you have amended the status of your estimate, press "Save."
Step 5 - Upload the Signed Contract
To create your contract, press the "Create Contract" button at the top right of the estimates page. From here, to finalize your contract, select the contract type, execution date, and add in your signed pre-con agreement. When everything is complete, press "Save" to upload and finalize your contract.
*Note the Contract will still be signed outside of Blueprint using PandaDoc
Step 6: Revisiting Your Pre-Con Agreement
If you ever need to revisit your pre-con agreement or create a draw schedule for it, navigate to the "H/O Contracts" tab on the left menu bar. From here, ensure the stage is set to all or pre-con. The project's pre-con agreement will populate and you can review the amount invoiced against the contract, remaining balance of the contract, and any change events made against it, if applicable.
